Dublin's 55-bed memory care building is in permit review on Inspiration Drive

The 55-bed memory care building Dublin approved four years ago at 7500 Inspiration Dr. has finished its planning approvals and is waiting on a building permit. The city's development projects record lists the project's planning status as final action and notes that the building permit is under review.

The city describes a one-story building of 35,089 square feet on 1.63 acres, with a mix of private and shared rooms, on Parcel 2 of the Valley Christian Center property. The applicant on file is Jason Reyes of Selina Kyle LLC, of Vacaville.

The approvals took the better part of two years. Dublin published the environmental initial study in October 2020. The Planning Commission recommended approval on April 26, 2022. The City Council adopted the site development review permit and the tentative parcel map on May 17, 2022, and adopted the ordinance creating the planned development zoning district on June 7, 2022.

Memory care is the first of two buildings. Fulcrum Real Estate Development, which lists the project on its own site, describes roughly six acres across two parcels at the northwest and northeast corners of Dublin Boulevard and Inspiration Drive, with an 84-unit assisted living building alongside the 55-bed memory care building. The city's initial study puts the assisted living building at three stories, about 40 feet tall and about 75,112 square feet.

For a Dublin family weighing options, the useful part is what is not yet fixed. Neither the city record nor the developer's project page lists an opening date, rates or a waitlist process, and the assisted living phase has no published schedule of its own.

The site sits above the Dublin Boulevard corridor near the I-580 and I-680 interchange, which the developer cites as part of the appeal. It is also the piece of the Valley Christian Center property that drew the most public comment when the council took the project up in 2022.
